I am debating trying out Cozy vs Quickbooks at the moment.

The disadvantages, the advantages, the fabrication and assembly techniques, the recent projects and developments throughout the world and so fourth...I hope we can have meaningful discussions and debates about this topic and everyone fines something of value that comes from this thread. 

As an example, below is a screenshot from Trulia.com (ignore the debate on how good are market prices on Trulia & Zillow).

To start off I have to say I've really enjoyed the debate here.

This has been a topic of debate for several months, and I have been shunned a few times for leaning toward the investors with experience as opposed to the tax expert.

As of now, I'm using the proceeds from selling my home to put down 10% on the new home.Additionally, I have a flip that is scheduled to close next month (after the other two have closed).I don't currently have enough to put down 20% on the home I'm buying but will receive approximately 100k from the sale of the flip.I'm debating between using some of that 100k to pay down my new mortgage to 80% LTV or just eliminating my wife and I's 'bad debts' and having a clean slate. 

Many people on the forums do not care for Wall St. investment products, and that is certainly their prerogative, I will not stoke that debate.

This topic has been debated hotly in a couple of other posts on the forum lately, and I keep seeing people drop the "stay away from Houston" warning in other posts about good areas to invest in.

I understand there has been a debate between tenants advocacy groups and landlord / landlord associations over interpretation of the RTA and its deferral to Section 21 of the Human Rights Code.  

After several years of our Insurance Company fighting it the suit was finally dismissed but not after some lively debate during discoveries.I have been sued several times but I doubt if the LLC had any impact on the outcome.The first one involved a tenant that just wouldn't shut up during other peoples testimony & the frustrated Judge wrapped things up quickly & several months later mailed out a decision in our favor.The second was a contractor that sued but our attorney handled it pro bono.
