I am just going by what de-leading companies have told myself and fellow landlords too - some are also members here.

I found Real Estate Riches by Dolf de Rolf an easy to understand and also Real Estate Loop Holes by Diane Kennedy, these are both in the Rich Dad Poor Dad series mentioned by Nick.  

The mid term goal is to get myself into networks like Delreia and BP and get into buy/hold rental real estate in Delaware.

For instance, if I was a 1% owner (de minimis) in Item 1 and it capped me individually on my $1M in the trailing 12 months would that preclude me from participating in a venture for Item 9 if it wished to use the Title III exemption?  

How or where can we find a lender with very low cost startup in Maryland or Delaware to go for our first flip?
