From what I was reading about refinancing requirements - seems like some of them require the property to be managed by a management company. 

Start by mastering the basics: find motivated sellers, build strong connections with cash buyers, and never stop learning.

Maybe get some insurance adjusters , or an insurance company putting up a displaced family .
