They're cheaper, you can do your own maintenance and if they break, you buy a new one!

Most investors I come across think note investing is restricted to INCOME, and are totally unaware that notes can be used for capital gains and wealth building.  

Most people who buy 2+1 and think they can use the third and get busted on that, end up renting the bonus unit to the top or bottom unit as extra space, but that is a loss on what would be unit rent by more than half.

Can one party make certain decisions, say under a certain threshold? 

CRE is a way different beast than residential where you can prospect for listings and buyers more easily.

It can be in furniture they got from somewhere if you dont have carpet I suspect they brought it with them.
