Red flag I know.

If you’re not finding much about the sponsor, that could be a red flag.- Ask for references: Email references and set up a time to call them.

Hi,My name is Kieran and I am a Red Seal Journeyman electrician currently working out of Penticton, BC. 

There are several red flags with this proposal. 

However, new property owner #7 wants to build a house and put it on the back of the property where the red box is located and use the private road. 

However, there’s a couple of red flags – only two meters (we would share utilities with one of the units), ceilings are very low, some rooms have no windows, and cottage doesn’t look to abide by current set-backs (it’s right on the rear neighbor’s property line).

If you move too fast, or skip the permits, it may not be any big deal. but at some point, it could come back to bite you. also, agree to a payment schedule and do not deviate. any GC that needs cash up front should be a red flag. if materials need to be ordered, then pay for them yourself and have them delivered to you property. 

If the claim was successful and you lose in court without benefit of title insurance, you lose the house.Unless the title company can look at the seller's claim of winning the fraud case and be convinced of it, this is an enormous red flag. 

Any body see any red flags?

While I won't say this is the last garage conversion house I will buy, it is definitely a red flag I would price into future deals.
