Bought a 4/3 block house for $ 15,765,Went to the clerk's office and bought it,registered the deed, and called my Realtor.Drove toward the house, stopped at Home Depot and bought new locksets.Met Realtor at the house... drilled the locks for access, and as I was changing locks, she took pictures.

So I found this great HUD Owned large 3 story Victorian Col on corner double lot, one block from waterfront n view from 3rd floor with open and enclosed porches,  in the best part of town I grew up. 

Pre-approval letters are worthless sometimes.

I am looking to send out some letters to some potential property owners.

I have used Block & Associates with my (single family) units and they have been fantastic.I'd probably recommend Park Avenue Properties for such a large complex.

I have been in construction for quite some time and used to be an agent.I have been trying yellow letters.

I knock on doors and send certified letters.

Even realtors that get into wholesaling are doing it part time because they are working with their normal retail buy/sell clients to generate their normal income.I noticed a lot of those guru programs teach the same thing (mail to absentee and probate), making it competitive now that the market is now getting 5x as many of the same letters every week.    

Plus, episode 77 of Sean Terry's Flip2Freedom post cast has an amazing goal setting letter that you write to yourself dated a year from now.
