I always suggest young individuals who want to get into it , have to live in the city, and only have the cap to put 3-5% down, to buy a condo or even better single family house and rent out the rooms to friends or even potentially AirBnB, if you have the single family house.

You can see where this is going I assume.Reasonably I would assume (see the word assume and know that it makes an *** out of u and me) that any judge or arbitration would side on the fact that "three times" would refer to three individual times spending the night.Reality is the contract is poorly written, or perhaps you have not given enough detail since you didn't want to get into the weeds here, and is illegal given the way it is written.

I am aware of all the skepticism around the area, but I also think there are a number individual neighborhoods that are doing quite well and have serious value-add plays, and I'm working on aligning with other investors as well as realtors who can help us reach our goals.

I believe what you are proposing means jail time Depends on the state, in Texas there is no requirement (at least that I know of for individual investors ) to keep the funds separate.
