My sister lives there and our friend that's the realtor but we looked for properties ourselves, pretty much looked for what we could afford then did Google street view, read about the area, looked at sales and rental comps.

@Or Y. well, on the one hand you are correct - higher dp means more secure cash for the bank, but it also means they make less in interest so you can see why their ideal situation is a moderate downpayment with a high loan balance and long term from someone they know can afford to repay the loan plus allllll that interest.

I have must have spoken to at least 35-40 people on the phone to pre-screen and even gotten deposits from people just to have them back out at the last min.Needless to say, I am getting frustrated and fearful, as it has been about 2 months since I finished the rehab.

I know in the case of my two tenants who had foreclosures, they just had really high mortgage payments that they couldn't afford.
