Here's the specs:prop #1- nicer neighborhood. just under 6 acres, mostly wooded. single family house needing a total rehab/gut. zoned R. listed just shy of 200k, has sat for half a year; I'd be aiming for 100k-120k-ish. has no garage/warehouse on it; I'd need to navigate zoning, and build to suit.

This form will offset the 1099-R you will receive from your old custodian reporting taxable distribution.

Secondly, if there is a larceny (or worse), you want a clear conscience (and no culpability) if you are ever asked by LE or courts whether you changed the locks or not.I know some people on here don't like them, but I have had good results with the Kwikset Smartkey system, which makes this a 30 second job.It's really a small price to pay for great return via goodwill and safety.

People need to be careful those R's or one will be "Repossession".  

The system is user friendly on both ends.

Do the screening yourself and have the applicant pay you, that is how I do all mine since I do not triust systems tennats use themselves.
