Hi All,  I truly hate to be that guy looking for answers and not offering up much in return but this is a situation where I have to move quick and feel a bit ill prepared as this would be my first deal, so I could use some objective feedback:My immediate neighbors are moving and selling their single family home.  

After learning this info and looking at comps in the area, I've listed the property on Indianapolis Craigslist and Zillow for $25k, which is still below value, but it seems like the only responses that im getting are from people offering $30k if ill take $1000 down and 400-500 month (which isnt necessarily a bad deal, but im looking for cash).

Ill talk with someone at Seed Capital as well.

Honestly all I see with a deal like that is tons of heartaches and ill will.

The mortgage - rent = around $100 a month so even with maintenance and taxes ill be paying less than if I were renting.  

I have not heard of monoline banks, Ill have to look into it, thanks for the tip!
