If you haven't seen them on Flip This House, you should try to watch a few episodes - although scripted, its still pretty entertaining.

@Kin Leung -Go talk to a lender and explain to him/her your situation until you find someone that would be willing to entertain your request contingent upon you receiving the equity from the sale of your current rental.

It was entertaining, but not what I was hoping to learn. 

If you have good credit, you can get just about anything, so that is why I stated my surprise at people with high credit FICOs who entertain these 11+% interest rate offers when there are lower offers out there for them to trade their good credit for.  

The key is to just figure out what market is within the facinity that a seller would entertain a $5000 deposit.Make sure that if it's a condo you're buying that the condo is one that can legally be rented out.
