I burnt through a number of agents when I started out ten years ago and I was shocked by how little they understood about investing.

If I have around 70k liquid cash now and I put in the 47-48k to close, I will be around 22-23k which I would need to do some repairs and maintenance around the home.

However, I have my doubts about it and I am hoping I can get some advice or opinions from other investors or experts in the area.

Cost to acquire is ~100k and I plan on spending an extra 15k on repairs. 

The bid price is $281,000, and I have $180,000 in cash.

My biggest mistake was thinking that I could lay down new LVP on the main floor of my last house hack, 1 month out of shoulder surgery and I quickly pivoted to a local professional.

I have a potential property im looking at that is one side of a duplex and is 3 beds 3 bath (1500 sq ft) with potential for a 4th bedroom in basement according to realtor.

I thought this might be an interesting discussion, and I wanted to see your thoughts.The context: I am currently evaluating an out-of-state duplex in Richmond, VA which is in a C class neighborhood with upside.

For me it is about long term planning and I am fine with slow and steady of buy and hold. 

They’ll bring you more business and I don’t think you need to worry about them coming after your business.
