Getting licensed showed me how much the syndication space is like the Wild West.When it comes to investing as an LP generally: At a high level, look at the sponsorship team first before you look at the deal. 

One very nice elderly lady stayed at the property for many years.

I have not found the scam ad, but texted the number I got from the lady who was supposed to meet there.

One just wanted to refer me to a lady in FLA who said she was in GA name of company came up in Boston.. called that guy and he is very UPSET they stole his name.. but of course for 500. up front they have a list of a thousand private investors in their data base and will be just a matter of days and they will hook you up..

The lease was ultimately what kept them there and during a life change, wild hair, etc. and kept me from incurring cost of re renting the properties out.

I am a complete stranger trying to convince this lady that I understand her dead husband's intent better than she does.

i didnt know but podcast 181 the lady talks about lancaster as well being a "hot market" for flippers...perhaps I am already late to it.i am glad to hear you have done well.  

You can even just call the lady in charge of it and she seems to know her stuff.
