I didn't read your post that you were asserting they did necessarily, but I thought someone else might have read it that way. 

I thought I would be able to get more life out it at the beginning.

My thought is that if the IRS audits me, I'm perfectly capable of showing how "Joe Smith" paid my venmo $1K, I transferred it to my personal account, I also have a lease agreement identifying that $1K and Joe Smith's name.

All these questions need to be thought of and talked about with your family to ensure everyone is on board and you all support one another.

If you know of any service providers who can write and prepare these letters, possibly on the mainland, and then ship them to me for a final local dispatch, I would greatly appreciate your recommendations.

The idea is for her to be a silent partner, while I take on the more active role of finding deals and managing the properties.I'd love to hear your thoughts and experiences on whether this could be a realistic strategy to get me started in real estate investing while at the same time help her establish a source of retirement income in the next 5-10 years.
