Does anyone use any sub 2 or LO contracts in Ohio that have been reviewed by attorneys for suitability to this state?

These companies cultivate their clients over the years by finding properties that are suitable for the investor's goals, and the theory is that a successful investor will buy multiple properties over time.

I have not taken a trip there yet but there are pockets of good neighborhoods suitable for investing.

The building was in a low C neighborhood, built around 1930 with average rents of $450/unit (did the best background checks possible, but would still get some very low quality tenants and their friend/family/bed bug visitors), along with some deferred maintenance.

The game as a LP is to find a good risk-adjusted opportunity that fits with your tolerance and matches the suitability for your portfolio. 

However, any sort of "advanced" financing/payment scheme carries more risk and requires a suitable buyer..
