I was saying when I was investing in ATL back in 2011 that the hedge funds really did not understand what they were buying.. and that is proving the casemany started in these type of neighborhoods then pivoted IE all the competition we suddenly had in Henry county for the nicer stock.its just reality of the tenant base coming home to roust .. does not matter were your at in the country the story is the same.in many of these areas I see in the country you have commercial properties that were vacated years ago and just gone fallow with the owners taking complete wipe outs.. retail not sustainable for other reasons like theft bad checks etc etc.. so they just close down never to return
