GP is very sensitive to PM fee as they have to return the money back to investors :) but pop and mom investor don't too sensitive that, 12-13 % doesn't make real differences if PM is extremely pro-active.Also there's this turnkey startup that's also offering PM as part of the package, with the rate of 15% in Texas.

That number will decrease as my credit score goes up and I will have more cash flow to spend doing the things I enjoy.I did not come from wealth, so 1 method I identified quickly was my limiting factor was start up funding.

I echo with my peers on this with the fact that you'll put yourself up for some liability of not complete disclosure, the start up cost and split cost of the listings, as well as time spent in running this deal - wouldn't your Highest and Best Use be out there finding the best deals and managing the project?

I want to be a bigger fish in the REI world, so I am tailoring my 2019 goals as such.  2018 was a great year for me because I accomplished all of my start up goals to build an inner circle of a trusted team, purchase my first project that was solely for investing, and establishing an actionable/competent/honest/helping reputation amongst local investors.
