the landlord finally responded — and rejected Giarrusso's offer.

So I think I accidentally ignored Mr_InvestorI responded to a pm from him and then I went to click on forums and I noticed a bar across that said Mr_Investor ignored :oops: how do I un-ignore him?

If they counter, I have 3 days to respond to it.2.

I replied that they did file bankruptcy before they ever missed a single payment and that their home was not included ( of course BOA already had the discharge papers that i faxed them in the very beginning) and that I had written approval already for them to be in the program and do the short sale.the negotiator hasn't responded to me - sent email and left voicemail on feb 9, 16 and today.

File an Unlawful detainer and hope for a default (they don't respond in time).

Just because the law says I have 5 days to respond or a  repair request doesn't mean I am being a good landlord if I get here on day 4 to address a backed up sewer or inoperable toilet.
