It doesn't have to necessarily specify a dog.Something to consider, though, if the current landlord knew about the dog and didn't do anything, this could be considered a waiver of any kind of objection to the dog - meaning they gave permission to have it by not objecting to it.You might want to see about getting insurance that will cover the tenant with the pit bull before closing.

Also, have you had the chance (and permission) to confirm and correlate any of the transactions (if even only to do a sample spot check) with the loan servicing companies that have handled those transactions that have gone on default?

That's enforceable no matter if she's a holdover tenant or not.I'm just afraid that by giving her 30 days notice to move, you actually created a month to month agreement, because it would have given them permission to stay 30 days, if you understand my meaning.

If they can walk, that's ideal, or an easy bus or bike ride, assuming parking is a pain at the university.Loyola law school has a part-time program, so I'd focus on Tulane U.Furnish the rooms, make sure you rent a quiet apartment, get permission to do this of course, then advertise ONLY at the law school, so you don't have to deal with non law student applicants.

Whether or not showings are allowed is not something courts typically rule on, the cop will tell everybody it's a civil matter and the landlord can do whatever his lease says he can do.He doesn't need permission from anybody.

I'd write them an email saying that since fish and birds are pets, that they aren't allowed per the terms of the lease.If you want to give them permission, require them to sign an addendum with additional pet fees, if allowed, or a higher rent or deposit, and at least required renters insurance to cover any additional damage that the deposit won't cover.I live in independent senior housing now and our lease says not fish tanks over 10 gallons.

Yes, this violated the lease agreement (it specifically states in the lease agreement tenant cannot rekey without written permission from owner and constitutes a violation by which I can cancel the lease).
