I'm kinda thinking of it as a sort of safety net cause i can bank so much of the cash flow and still pay myself about $150 month while building reserves for things like vacancies, maintenance, and cap ex.

They will be required to follow safety protocols that can be expensive, putting additional strain on budgets stretched thin by the pandemic-ravaged economy.

It may take a little time, so you need to be patient and stay the course.

Tenants all have an obsession with being homeowners, and they sign the lease with almost no questions (wanted a pool in tiny backyard, wanted a trampoline insurance won't cover, wanted 14-month lease... ) I just finished installing a brand new whirlpool dishwasher with safety controls on the top of the door so kids cant reach, think i got a thank you?

This prohibition applies unless the landlord, property owner, orproperty manager (a) attaches an affidavit attesting that the action is necessary to respondto a significant and immediate risk to the health, safety, or property of others created bythe resident; or (b) provides at least 60 days’ written notice of intent to (i) personallyoccupy the premises as a primary residence, or (ii) sell the property.

All I can say is be patient, the deals are out there.  

Rather than shut everything down, health experts could publish a public safety notice on responsible practices and let people make their own decisions.
