Selling with seller finance doesn't give you enough cash to do anything and it'll take a lot of seasoning, I'm guessing at least a year to get over 60% of face value for your note.all cash

Since it's still the cooler season, I haven't been running the A/C (it's usually on auto, it kicks on when it needs to and hasn't for a while), but the siding isn't in the garage, so I thought it was wierd that the wall was opened there.

I would try and buy low like others have said, but wait for your mortgage to season and then take the cash out of your house so you have the reserves should something go wrong, also if the the value decreases you have the money in your pocket, and if it jumps up you can always refinance.
