With my conservative $40,000 dollar a year full time income and my mortgage payment of $1050 a month this leaves me with little buying power to buy a full time investment property.Some other relative info about my financial status is that I have a good to great credit score, I currently have $20,000 available to invest leaving me with a cushion in savings and because of my Airbnb income I am currently able to save about 80% of my full time job income yearly.

This is probably a really really basic question but I have 2 people who are friends, interested in sharing a room. 1 of them will be leaving in a couple of months, but the other one would stay.

Every single sales training I have ever been through, which is a lot, has always said to NEVER leave a voicemail.

I'm not aware of any loophole that would let you refuse to leave. 

If they don't do what they should, I just send them a 30 day to leave letter, and they always do that. 

He mentioned some other people were coming by to see it but I knew I wasn't leaving there without that contract! 

We are still in the process of resolving the issues by pulling permits and re-doing the work but its a lengthy process and will still be a couple more weeks until it is resolved.Finally, I get a lawsuit letter from the tenant’s attorney today claiming emotional distress, hardship, food costs, lodging, etc. to the tune of $30,000 even though they moved into a new home within a couple days of leaving my property.

At the moment yes, I’m not worried about paying the mortgage for 2 months but to be hammered with $3k in damages plus two months would no doubt hurt and leave me with a sour taste in my mouth. 

Shall I leave it like that?

Doing it wrong at best leaves her kids involved and worst throws it into probate against her debts.
