Hi Alyssa, Welcome to the community- There are a lot of good professionals and resources here on bigger pockets to learn and grow. 

A foreclosure shows up once the notice of foreclosure has been recorded, so their credit shows a foreclosure when the paperwork is filed (that's when you learn about it) the damage is already done by then.

@Jazzous Anderson try NARPM.comAlso, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.
