Anyway I've heard some horror stories before with them but also that they've moved along a lot of short sales since the spring.

There is a back story to this.  

Should I just go with shingle to get the job done quicker, save some money and not have to worry about theft (yes, even from a 3 story building)?

Hello Bigger Pockets :) My name is Kadan Atkin and I would love to share my story with you all. 

It's really no different than refinishing existing flooring or repainting, replacing a broken window, or buying a new washing machine when the existing one dies.Now if you were to do something like upgrade to hardwood floors from carpet, that might be a different story. 

Back Story- my husband and I would like to buy a 4plex  4 hours away in our favorite city to be used for weekends/holiday.
