Since the main point of the new tax law was to lower taxes on business and investment I think once it all washes out there isn't going to be any change regarding 1031's and cost segregation, remember most members of congress own property and they want the tax benefits of real estate as much as we do.

Eric,As I am not a lawyer, take this with a grain of salt.My understanding is that an LLC is ideal for many investors when the business itself generates a certain amount of income, usually under $40,000 per year NET.

I am aware of a couple of counties that do it live still and the amount of people that go to these is a lot smaller.Obviously getting in touch with the owner months before is the most ideal situation.
