Since the main point of the new tax law was to lower taxes on business and investment I think once it all washes out there isn't going to be any change regarding 1031's and cost segregation, remember most members of congress own property and they want the tax benefits of real estate as much as we do. 

I remember reading that one of the units could be commercial space as long as it is less than 50% of the building, but I cannot find any info about this on the cmhc site.Am I remembering this correctly?

Eric,As I am not a lawyer, take this with a grain of salt.My understanding is that an LLC is ideal for many investors when the business itself generates a certain amount of income, usually under $40,000 per year NET.

Remember, inventory is at a premium and you are in control.

I unfortunately don't remember what company I used.

Ideally one that has some value add opportunity via rahabs. 

Remember, the original agreement to buy from the current seller is made by the LLC...not you.2 - Seller gets their $10k3 - End buyer gets their property for a total cost of $25k4 - You make $15k profit5 - The original seller has no knowledge of the $15k profit you are making. 

If you have like 3-5 deals going that would be ideal I would be able to see couple different areas and learn about this market a little bit.

I am aware of a couple of counties that do it live still and the amount of people that go to these is a lot smaller.Obviously getting in touch with the owner months before is the most ideal situation.
