The current lender sort of threw a curve ball into the mix a week ago by changing the amortization from 20 years to 15 years.

I just got my license is it better to wait until this gets sorted out before I join a brokerage? 

@John Walter Wow that sounds like a painful process.. would have made me pull all my hair out (if I had any left haha)I am in a similar situation as you, under-contract on my first house hack and have had similar thoughts in my head the past couple days.

The tenant sends me a form to fill out and then meets some sort of qualifications with the Trustee.

I don't want to disrupt that process but I am not expecting this to end any time soon and at some point am going to need some sort of income.Thanks in advance for any help,Tim

As you know the Banks learned this the hard way it took them a few years but once they realized what the realities were you saw all sorts of mitigation plans borrowers could use so they could keep their properties. 

We can tell ourselves all sorts of stories about why things didn't get done as they should have but at the end of the day it's our property and our responsibility. 

Now the gate is just an example but find things in that property specifically that would be a demand and you could use to raise rents :) Also excuse me if my numbers are a hair off.

@Rob Bianco: I understand the sentiment but I’d you have any sort of respiratory issue, are a smoker or vape you stand the risk of being very severely affected by this disease.
