Personally, I've been investing more than 50 years and never looked at the demographics for a neighborhood one time because I always felt that you need more personal knowledge about the neighborhood e.g. whether it is blue-collar working people, whether it infested with gangbangers, what the ability to increase rents is, etc. and the only way to get a good feeling and understanding is to personally visit the neighborhoods in the daytime, evenings and on weekends because weekends and nighttime is when the bad people come out like cockroaches.

It's a great market as it tends to draw guests year round. 

Their pitch is great, but I'm wondering if anyone can attest to the 50/50 split, did you feel the net profit was fair, were there any additional or increased fees tacked on at the end to take away from the net profit... and if you feel that the value you get from them is worth the investment?

But you are right, Madison is priced quite a bit higher and has tiny bit of a west coast feel mixed into it's Midwest flavor.

Property owners won't know that going into it, but they are lured in by low fees.The old saying is true: you get what you pay for, not to say that all PM companies that charge "high" will do a good job, but I feel confident in saying that if you are paying very little for services, you will get very little in return.Best wishes!

Somehow I feel the even after so much of effort, it is difficult to put a system in place and have a reliable and workable model for long distance real estate investing.

Unless I dedicate 100% to select a city and spend a lot of time building a team I feel that perhaps I should find something drivable.

Wondering if I can get any advice on what you feel is a fair price for coaching and how you went about deciding on which coach to choose.
