I found a "for sale by owner" willing to work with me thru owner financing.

I found the property through a wholesaler who is wanting to sell it for a certain discounted price.

I just found the contact information of a property that I am interested in.

I have found that there are alot of non-qualified tenants in NWI looking for properties (I know because I have 3 up for rent right now).

I sent them a letter notifying them of the damages found, and that the damages would be deducted from their deposit, and they'd owe the $250 charge.  

Are there any creative ways you guys have found that have worked?  

I hope you're investing endeavors are going well.Tough market right now in the area and price range I'm looking, low inventory.I found an off-market property from a landlord that's tired and wants the property gone.  

This regulation is found in Regulation X (RESPA).  

And, as you found out with the Lodi property, in that price range they will require some sweat equity on your part.  

I was wondering  if is there is a tool on BP to estimate the rehab cost on a property I found that needs some work to make it just right.
