Have you considered just keeping the ball rolling when it's time to sell that home?

Look at a million properties, lots of low ball offers that are going to be rejected.

Deals will come, but you have to keep the ball rolling.

Their goal in life is apparently to be choking in personal debt until they die, locked in jobs they not-so-secretly despise, praying life doesn't throw a curve ball at them that they can't handle.So ultimately, Chris, if you just resolve not to be like my acquaintances, not to allow yourself to even think about going near that version of the future of yourself, you've got a better shot than most people.

That said- you might be able to find someone to partner with there and mitigate your risk as you get the ball rolling. 

Don't put yourself behind the 8-ball from a timing standpoint with your wholesaler.

It would minimize your losses through commissions if they would exercise the option part Most likely still end up losing money each month.
