After 12 full months, the 'life happens' rule applies and you can rent it. 

Honestly probably not, but I hate people who blatantly flout the rules because they are too cheap to pay an extra $25 bucks a month.

The key benefit to a Dutch repayment schedule is that they are often easier to find, the approval requirements are lenient, they tend to close quickly, and the calculation is very straight forward easy to keep up with.

I don't think anyone could be evicted simply because they are a smoker but only if they violate the rules that are set.

It is between both airports, by the Hard Rock Hotel and Stadium, and easy access to major highways.

Might make sense for you as they are easy to qualify for / do not require DTIs

NOI is what it is, and is property-based for easy comparison.  

This is an issue well above landlords, but the landlords are the easy scapgoart target.
