So you should not expect to be given a list of 5-10 applicants and "pick the best one" (you'd run the risk of applicants who were denied housing saying it was because of their race, color, religion, or other protected class).

You don’t want to do what the neighbors did only to find out that your insurance could/would be denied if an issue ever arose.
