Don't give in just dig deeper and work harder, smarter, push through it, it's worth it, it really is. 

I think you need to do higher level market analyses of a number of markets, narrow the list to a handful, then dig deeper and narrow it down to one or two.

Even with the "cherry picking" good properties I would suggest taking a deeper look at rentals in the area first and adjust interest or other terms accordingly.
