Lennar is either 1 or 2 in size in the US DR Horton is the other.. they are production builder so yes quality is not their hallmark.. price is .. 2. wrapping the mortgage could certainly create an event of default with Lennars lending arm. there by trashing your credit. 3. if your buyer stops paying you have to keep paying and foreclose and hope they have not trashed the home when you get it back.. like all things creative finance wise sounds great on paper and is great if it all goes perfect but lots of things can fall apart if things do not go right.. so what is your fico score worth ?

Again, PT is the one that voluntarily mentioned that he/she is getting the divorce and he/she also stated that he/she is the co-signer on the soon to be ex wifes/husbands mortgage (which has shown on prospective tenants credit report) but the soon to be ex is the one that currently  pays the mortgage AND WILL CONTINUE TO PAY MORTGAGE.

Thanks,Sarah  G'Day Sarah,Congrats on the leap of faith into the wonderful world of real estate investing.Best tip I could give you would be to take your time and soak up as much information on anything and everything real estate.Be it buying locally or out of state, the most important thing is to establish trust and relationships with key people dependent on the strategy you are looking at implementing.Over my career I have witnessed countless of investors getting caught up in online market stats, demographics, charts, etc... only to end up loosing money.As cliche as it mind sound but "Team-work makes the dream work"For example, if you buy the best house, in the best area, on the best street with the best capital growth prospects but your property manager is incompetent or a cheat.
