New Cleveland Mayor Justin Bibb has been getting on my nerves, holding anti landlord press conferences, one at one of my houses.....Just obnoxious anti landlord rhetoric with no meat to it, but an annoyance.

I am looking to get started in multifamily real estate investing and would love to attend a few local conferences just to meet local individuals in the business, perhaps discuss deals and get my feet wet underwriting deals. 

The Landlord is not liable for any damages that any such pet may cause to the Premises or any property, or to any injury to a Tenant, or other persons or animals, and the Tenant agrees to indemnify and hold the Landlord harmless from any and all claims or actions resulting from any such damage or injury, including costs of defense and legal fees.

Even if you have to pay a bit for it, having the defense of "I cleared it with my lawyer, I did my due diligence" could prove very important down the road.But in my non-professional non-legal opinion, having cameras to monitor common-areas seems pretty above-board to me. 

Note that if your LLC or its managers initiate any legal action (e.g. an eviction not performed through your PM or legal counsel) -or- your LLC has conducted business in the sate, then the defense can site NC General Statute 55-15-02(a) under  55-15-02.

This month's meeting was pushed back due to some conflicting conferences, so we'll out at Columbia County library tomorrow night if you want to come join us.

My main takeaway is that if the same few people are posting dozens of longwinded comments in defense of something that they claim everyone misunderstands but a few enlightened ones, then maybe they should keep this supposed Holy Grail of the Investment World to themselves ... the rest of us here will spend our time on something that doesn't induce migraines ... like analyzing real estate deals.
