I really have nothing to add to this discussion other than the fact I am thankful there is some air and land in between properties here in Oklahoma....at least for the vast majority of them.  

A question for you: How do you handle air conditioning?

In five years you may even be wise :)Like anyone with a plethora of priorities in the air, I'm busy but am happy to talk anytime.

That being said, the property need a kitchen, 1.5 baths, flooring, drywall, heating / air, water heater, sliding glass door and paint in each of the 3 units (approx. 1,300 sq ft each unit). 

Would rent for maybe $400.The second house was recently updated, central air/heat, 860 sq ft should rent for $500 maybe more.Each house separately metered.Taxes and insurance $160 month$120K @5% for 15 years +950 per monthProperty B Four plex in a neighboring town for $170K. 

Ok - this will be a bit of a winded post but want to air my current situation and ask for your help.

You'll be introduced to concepts that others will just memorize and regurgitate while you picture how they could be applied to make or grow your business and get exited about.With your drive (and focus) you remind me of a young Air force pilot I knew who at his first posting (here in Alaska) had the ability to buy a 4BR house and rented out the other 3 BR's to his fellow airmen.

I have someone whom I've been paying $25 do go over and do minor things like change the air filter, unclog a toilet, etc, since I'm not allowed to do this myself.  

I don't plan to put any appliances, heating and air or hot water tank until the last possible minute. 

They will have to make choices on which bills to pay and the easiest to not pay is rent since they have to have lights, heat, air, food and gas.
