And no strong lobbies or anti-STR cities like Vegas or New Orleans.

We have been deal hunting for awhile, and are prequalified and hoping to do a 1031 exchange with our single family rental in Vegas (that we bought with $0 down and now have $250k in equity, and have only paid a few months of the mortgage ourselves) to buy a multi-unit in our current town in Central Oregon.

However, MFHs aren't too common in the Las Vegas area -- the one's that are here are typically in D areas which isn't a deal breaker but I like the idea of BRRRing B or C SFHs.

and well Geez the city grew out to me and right across the street is the largest Indian Gaming Casino in CA... called Graton.... and my property came into the city after 26 years zoned mixed use resi... and I have of course listed it for 3 million... no takers yet.. but who cares what I make... as long as I disclosed up front paid cash... the city limits are one lot away and lots on the other side are still non buildable and value is not much.. ( won't perc) 

We are finding a few in Las Vegas, but that is primarily due to the data mining software we developed.

In Las Vegas the buyer has to be given 3 days to look over the Hoa documents and can back out for any reason they don’t like in the Hoa documents.
