that ladies mother answered and said i cant speak to her daugther regarding her expired listing.she said she is going to call the police on me for harrassment if i call again.would anything happen if i called again?

It would be nice to let them suffer but it's not the time for you to be the karma police...sadly...lol

Might want to also consider any city fees, like licenses, waivers, inspections, police checks, etc., if those exist.I will assume all of your other numbers are accurate, like the amount of rent you can realistically expect, taxes, snow removal, grounds-keeping, etc.

The ability to enforce housing codes and such eminates from the states police powers, not from its eminent domain powers.

To changing the zoning on your rentals, to making laws that restrict tenants, forcing quarterly inspections for safety reasons to anyone with a COO, fining owners for police visits to a location, offering no more student rental house permits and only single family residences, Holding owners responsible for any illegal activity that occurs on their property (unless you are a University then hey it's just kids being kids).

The police department was delighted to share the rap sheet on this tenant to speed along the eviction.

We had wired the funds already and waiting for the seller to reply back.Talking to the neighbors, my realtor told me that the property was vandalized 3-4 weeks ago approx and the police were called. ( 3 people were arrested at the property).

However the apartment complex is in kind of a bubble - its surrounded by a school, police station, and social security office, and is right next to another lower-income apartment complex.
