Another way to find a property management company that knows those zip codes is to search rentals in those zip codes on Zillow or HAR and see who has many listings and see how they are presenting the property to the public with their pics and description of the properties.

Since we state our criteria in the listing, it would come as no surprise to someone of they are denied because of bad credit, criminal record, an eviction or something else we screen for. 

A quick look at the MLS shows more than 3,700 single family homes in the 400-550k range that are listed for sale. 

This can be pricey when you mail to entire list or neighborhood.

Just scan all the listings to get an idea of performance.

I have suspicions that my 2nd renovation draw went towards another property higher on their priority list which seems illegal, but I could be wrong.
