Do you charge for monitoring and maintaining vacant units?

On top of that, they can sleep at night without having to worry about whether their property is managed.Some of my owners have enough time on their hands that they could possibly manage better on their own because they can drive by the property every single day, inspect every 1-2 months, monitor every penny, spend six hours on the phone procuring the best bid for a maintenance issue, swinging their own hammer, etc.

But I know people who have done or are doing all of the major players there, Blanc, Sumrock, Fairless, Jake & Gino, all of the people I personally know who have done those courses are now being GPs in their own deals.

The kitchen is full of old moldy food and nasty gunk everywhere including inside the dishwasher, walls from top to bottom just dirty and sticky, with wax etc. all over everything, Every smoke detector, carbon monoxide monitor pulled of the wall, trash stuffed down the bathroom drains, 100s of holes in the walls and ceiling (her stripper poles) etc., Just gross.  

Apartments notoriously have tons of frivolous claims and an important part of your risk management plan should be requiring a monitoring renters insurance of your tenants.

Will also be installing internet on this unit so I can monitor my stuff via my IP Cameras and using the basic services of the unit (gas/electric) as I plan to have a refrigerator there. 

Please let me know your experience with cosigners and if you would have any problems with a parent being a non resident lessee so that they can monitor condition and have a little more control.

Perhaps they will monitor the dog better, if they keep getting billed for ongoing damage.

I would just treat it like any other utility, cable provider or alarm monitoring.  

Im going with @John D. on this one.Not your problem.Do out of state landlords monitor their properties for noise violations from hundreds of miles away?
