In reviewing how to wholesale a Lease Option, how do you get the Seller to not require an option fee from you?

Wholesalers – partner with them to locate properties and sell them to investors.

If you need to go further out of your area to get a bigger list, then wholesale those properties and use the capital to buy in your target areas.

Are you a bird dogger,a wholesaler,or an actual buyer who has your own money to do a deal??

This would be great as a rental or to have the mechanicals working and ensure it's a solid house and wholesale it.

Hi Trevor - I just use a simple spreadsheet for everything that I refer out (short-sales, wholesale, etc.)

I know that you can wholesale any property if the price is right but my question is, how do I got about wholesaling a 4 unit building if it's fully occupied and there aren't many repairs needed?
