Never lose money on a property every month and hope that increase in value will save you.There are quite a few reasons to buy a place & hold a place to make money* appreciate with the market* force appreciation with upgrades (BRRRR or flip)* Cashflow with large increases in rent* Cashflow with small increases in rent appreciating with the marketThere's probably more but these seem to be the biggest ones.

There are codes around what constitutes a bedroom (closet, window, proper egress, etc.).If you only think you're going to hit $100/month/unit AFTER your upgrades, etc., that's too tight for me.

So far just planning minor bathroom and kitchen upgrades - flooring, appliances, cabinets - but long-term there is potential to convert these large units to condos and sell.
