Things like roof, plumbing, HVAC, electrical will undoubtedly need to be replaced or upgraded at some point. 

Note: In some areas, i really should move on and hire others.It is an older home (built in 1920) and I restored it and upgraded it to a very nice home.

We have a 3 ton unit, and upgraded from R-22 to R-410A (what all the newer refrigerant systems are specc'd for) as well as an increased cross-sectional-area- return air ducting.

You may need to upgrade to 5/8 sheathing and use an engineered product like Advantec or clips for 1/2” to keep it flat and consistent.

Never lose money on a property every month and hope that increase in value will save you.There are quite a few reasons to buy a place & hold a place to make money* appreciate with the market* force appreciation with upgrades (BRRRR or flip)* Cashflow with large increases in rent* Cashflow with small increases in rent appreciating with the marketThere's probably more but these seem to be the biggest ones.

I upgrade things for other reasons:To keep up with my newer construction competition.

The one over the garage would bother me code wise unless it has the upgraded fire proofing required for apartments above garages.

There are codes around what constitutes a bedroom (closet, window, proper egress, etc.).If you only think you're going to hit $100/month/unit AFTER your upgrades, etc., that's too tight for me.

So far just planning minor bathroom and kitchen upgrades - flooring, appliances, cabinets - but long-term there is potential to convert these large units to condos and sell.
