@Michael Anderson, unless you can rent it out to someone who will use it virtually every day, such as a food truck, sno-cone business, car wash, used car lot, etc., you will have to file an ejectment lawsuit. 

I stick a key in each pocket, label it with an abbreviated address, and keep it in my truck.

Not mobile home type pre-fab but where they panelize the house in a shop and then truck it to site either in panelized walls or even in pre-assembled rooms/floors.

I also have my own truck and tools, have a ton of work experience at the car wash in project managing and working with sub-contractors, and have some saved capital.

Yeah I’m in the douglasville area I go to Augusta through out the week for deliveries on my trucking route which makes it alittle easier to be have boots on the ground

I own a small trucking company and have no background in real estate.

I would like to start soon but my thinking is to pay down a greater portion of my trucks loan ($8k left) before throwing down serious money at investing outside of a cash flowing duplex for the wife and I in a good area.

I listen to them in my truck, in the gym, when I am walking my dogs… start at number 1 and keep listening.
