It's the Texas Soil, as it gets wet and dry it expands and contracts.I have no idea what will happen regarding the value if it's fixed.

I know some companies blast the area with dry ice.

Several issues here:1) Transfering the home to an LLC when there is still a residential mortgage on the property technically can trigger the due on sale clause of the promissory note/mortgage - while the bank may not actually call the note due now since interest rates are still so low, the bank has that legal right.

So, everything is ready to go, now I just have no clue how to pull the trigger.

Also, when I felt ready to pull the trigger he gave me many great contacts (inspectors, TK providers, insurance), but most of all he was willing to talk, e-mail and text with me.

If you are renting a property, there is no change in the deed and this would not trigger a due on sale clause.

I did a lot of research before I pulled the trigger, but ultimately it seemed like a no brainier to me.

But few high-end installations that folks might ooh and ahh over will have a short 4" backsplash -- even if done in nice materials -- so the 4" backsplash can become a visual cue that the project is not high end -- a subtle but immediate trigger.
