@Austin Nicol a good analysis by @Ty Coutts, but he left out info about Property Classes.Rising real estate prices and mortgage rates have made it all but impossible to cashflow on Class A properties, and challenging on Class B.

Many Multi-Family properties acquired in 20/21, are down 25-35% due to rise in interest rates in 22-23, often wiping out much of the equity, so property unlikely to be sold in next few years, may be hard to find a buyer just now for units, but good luck.

Assuming you have two spouses who each make $300,000, your hourly rate is about $150 / hour assuming you work about 2000 hours a year.I personally think it is better to continue investing in LTR which will likely be less time consuming / stressful to STR's.You don't want to exchange something where you make $150 / hour(at work) to something else where you may only make $10 / hour.Best of luck
