@Austin Nicol a good analysis by @Ty Coutts, but he left out info about Property Classes.Rising real estate prices and mortgage rates have made it all but impossible to cashflow on Class A properties, and challenging on Class B.

Many Multi-Family properties acquired in 20/21, are down 25-35% due to rise in interest rates in 22-23, often wiping out much of the equity, so property unlikely to be sold in next few years, may be hard to find a buyer just now for units, but good luck.

The new builds in the outskirt towns are fine and if you buy with a primary loan, you can get a great interest rate.

Are you falsely advertising and being predatory as you state “try and help you save their home” - how can you help them save their home, or you trying to get them to sell you the home at below market rate.

So it seems their turnover rate for the employees is very high.So I've been emailing a list of questions about where my money is, what's going on with the non-paying tenant, about the water bill being like $500-$700 per month (oh yeah, there's that!)

Assuming you have two spouses who each make $300,000, your hourly rate is about $150 / hour assuming you work about 2000 hours a year.I personally think it is better to continue investing in LTR which will likely be less time consuming / stressful to STR's.You don't want to exchange something where you make $150 / hour(at work) to something else where you may only make $10 / hour.Best of luck

I personally enjoy a misting fan on my patio.Here are some data points below: prices are steady and rates as well; not too much change in the market this far.

ins co's are going sky high on rates, AND being picky as to what new policies they write and/or renew. 

Not familiar with the area and rentometer has no data i can find on rent rates.
