And 99% of MLS traffic a traditional agent would give you are going to be one unit buyers. 

People here HATE traffic and base their housing choices off of it - that is why south of the Columbia River, Portland and burbs, is hotter than north of it in Vancouver, Camas, etc. i.e. 

Since you don't own the property, the disclosure to the landlord is paramount and the foot traffic will bother other tenants or homeowners in the area and they will complain to the landlord.

Too few bridges create traffic problems (even with it's relatively small population) and the river requires large expensive bridges.

, but anecdotally from traffic and numbers of people on the trails and in the shops and restaurants, I can say July's felt like it's seen the typical soaring demand for this area at this time of year.

I have heard a lot about 30A and we've done Destin too for our vacations but switched to Pensacola since Destin is getting so commercialized, and I go on vacation to relax, not wait in long lines or be in traffic,  but I can definitely see your point that there is more opportunity in that market for sure when it comes to investing. 

Increased traffic, strangers in the house next door every 3-7 days, noise due to having a good time on vacation... the list is endless really.That is why a lot of us invest only in vacation spots where the regs are either non-existent or solidly pro STR.
