@Robin Krieb I highly recommend Never Split the Difference it is a must read if you are looking to improve your communication skills.  

Managing expectations is one of the core parts of our trade whether it's with our clients or fellow agents. 

The trade-off for ease of renting and maintenance is less upside for return.

What skills are needed to be successful as a mortgage broker? 

I have a personal trading account with little over 30k but I’m very conservative with it and typically when I profit it’s only about 100-500$ a trade or a few thousand a year, but I rarely ever lose money.

However, if you put the money on the next project with a 1031 trade deal in a timely manner, the amount can defer as a long-term gain.

Be ready to work and offer to help investors for free, bring value to investors by using the skills you already posses to help them.

The owner is selling it for a reason...what can you do with it that he/she did not.And, I think you're smart for looking beyond the first year cash flow; the most successful investors I know are interested in performance improvement year-over-year and are confident in their skills to "create" a winner.Hope this helps...what little you shared didn't scare me in the least.
