Large Cap Technology seems to be going down the drain.The stock market is down 10% in the past 6 weeks. 

As you stated you do need all 4 but in Detroit really look to build strong relationship with a trustworthy General contractor and Property manager thats the most difficult I see many out of state investors have most trouble with.
