I expect that values will continue to rise in Florida but do investors expect that the extreme price appreciation this last year may flatten over the next few years or given the migrations and low inventory and low rates folks still believe at least average appreciation may be realized ?

They have to realize that this is what living in those places comes with.

If you're set on building on this land, it seems you may want to get pricing figured out in a more for sure approach (as you can, I realize material pricing right now is not 'normal') to get an idea of how much you really can afford to build.

You're not kicking them out, you're "allowing" them to leave early because obviously your place is so horrible in their eyes....Pretty sure they will drop the argument about the $20, and hopefully quit being so high-maintenance when they realize you're not going to pander to them.
