But for those that want to hold forever I can see these being cost effective.. but not if you think your going to exit.. unless there is some strong appreciation.. which the mid south does not really have or the deep south does not have..

If painting, I would decide if my gray walls leaned green or blue and go with a darkish green/gray or blue gray...with a strong green or blue undertone.

In addition I would strongly advise against investing in any multi unit building that does not have separate meters for all utilities.
