My offer was for 45k subject to inspection and financing.My agent says the seller has responded by saying 45k is fine but they only want cash offers and they are "not going to deal with inspections."

I am just sort of responding as a thought process.

Not sure how many lenders we have here and what their self education in compliance has taught them, we'll see how many finance examiners or finance attorneys respond......  

I see no one responded to your post from 2 years ago.

You can respond positively or negatively to any situation.

I still have to manage the tenants, respond to lease violations, chase down rent and all that jazz in order to make a dime.
